During the design stage all urban planning rules regarding the construction of a corner building were taken into account, including an indented corner façade, representative appearance and accentuated angle. We also abided by the rules to position the type of business facilities on the ground floor that a corner building deserves. Flats are positioned on the first and higher floors. The denivelation of the land was skillfully used allowing the flats to be placed around the stairs on the half-levels.
Description of works carried out: Kataduzo participated in this project as the investor. This is a classic corner building with office premises on the ground floor and flats on the remaining floors.
Denivelation of land was performed enabling the building to be constructed with two ground floor levels.
The first ground level on Igmanska Street features three smaller business premises with surface areas ranging from 13 m2 to 36 m2.
The second ground level on Banjska Street features two bigger business premises with galleries whose surface areas cover 142 m2 and 184 m2.
The other floors feature flats, i.e. housing units with surface areas ranging from 30 m2 to 99 m2.
The latest principles in building construction which provide maximum comfort were applied in this project. Taking energy efficiency into account, graphite Styrofoam was applied to the building as its presence ensures better thermal insulation properties by 20% compared to white Styrofoam. Innovative solutions in this building include parking lifts which ensure parking in the garage for all flats and business premises.
This project was a unique challenge for Kataduzo which proved the role of investor suited us. We were able to successfully pursue a project from idea to realization. We applied contemporary principles in construction and the finest materials in order to produce satisfied end users.
